Extensive documentation is maintained to ensure compliance. We require that every sub-contractor submits a Certificate of Insurance and Form W9 at the time of signing a contract. All sub-contractor relationships are managed via formal agreements/purchase orders with detail listing of scope of service and respective obligations.

Lien Waiver documentation is a big thing for us. We have a zero tolerance policy towards liens on any property that we build. We are able to accomplish this via strict financial discipline in all our vendor payments. We pay directly for all rental equipment deployed on site. Nearly 80% of all material purchased for the project is directly paid for by us. Even on material plus labor contracts, we issue joint checks in favor of our sub-contractor and their material supplier to eliminate the possibilities of Mechanic’s Lien by vendors. We insist on conditional and unconditional lien waivers from every sub-contractor prior to releasing payment.

We have an uncompromising stance on project safety. We insist on our construction labor wearing Personal Protection Equipment at all times on the site.
